Dream Bigger: From Limiting Beliefs to Six Short-Term Rentals with Dr. Lama Noureddine

A woman gestures with her hand near her face next to bold text reading "Audit-Proof Tax Strategy with Dr. Lama Noureddine." Episode 158 of "Doctors Building Wealth.

When Dr. Lama Noureddine first discovered real estate investing during the uncertainty of COVID-19, she did what many physicians do—she signed up for a course, then let fear paralyze her for an entire year. But what happened next transformed her from a hesitant observer into a confident investor managing six profitable short-term rentals while maintaining her career as a nephrologist in academic medicine.

Her story isn’t just about acquiring properties. It’s about breaking free from the limiting beliefs that keep high-income earners trapped in the traditional path and discovering a proven strategy for building wealth through cashflowing real estate.

The Turning Point: Moving Beyond Analysis Paralysis

Like many physicians considering real estate investing for physicians, Dr. Lama’s journey began with education but stalled on execution. Despite being one of the first to sign up for a real estate investing course, she didn’t complete a single module that first year.

“I actually emailed and said, ‘Hey, I was the first to sign up, but I didn’t do any of the modules. Would you let me do it again?'” she recalls.

What changed? She stopped thinking and started doing.

Sitting on her patio one spring day, listening to course content about limiting beliefs, Dr. Lama made a decision: “I have to do this. I have to move forward. I mean, I cannot stall anymore. And that’s exactly what I did. I just did it. I stopped thinking about it and I just did it.”

This moment of clarity is something every physician considering alternative income streams can relate to—the realization that waiting for the “perfect time” means never starting at all.

Breaking Down the Barriers: What Really Holds Physicians Back

When asked what specifically prevented her from taking action, Dr. Lama’s answer reflects what thousands of physicians experience:

The most common limiting beliefs include:

  • “I don’t know anything about real estate”
  • “I don’t have the time”
  • “I don’t have enough money to start”
  • “What if I make a mistake?”
  • “Interest rates aren’t favorable right now”

Here’s the truth she discovered: These beliefs exist regardless of external conditions. Even when interest rates were historically low, fear still created barriers. The key to achieving financial freedom for doctors isn’t waiting for perfect market conditions—it’s taking educated action despite the fear.

Why Real Estate? The Four Pillars of Wealth Building

Dr. Lama was drawn to real estate for specific reasons that align perfectly with physician goals:

  1. Buying Back Time
Unlike trading hours for dollars in clinical practice, real estate generates income while you focus on other priorities.
  2. Cash Flow
Monthly rental income provides financial stability and reduces dependence on your clinical salary.
  3. Appreciation
Properties increase in value over time, building long-term wealth automatically.
  4. Tax Advantages
Strategic real estate investing can significantly reduce your tax burden through depreciation and other benefits.

For Dr. Lama, who practices in academic medicine where switching to part-time isn’t easily reversible, real estate provided a path to financial freedom without compromising her career.

The First Property: From Fear to 20% Cash-on-Cash Returns

Dr. Lama’s first purchase—a charming bungalow at 1508 East College Street in Iowa City—became the foundation of her portfolio and her confidence.

Here’s how she made it happen:

Finding the Right Team

She didn’t wait for perfection. After a disappointing experience with a mediocre Zillow lead, she called her mortgage lender Pete for a referral. Within an hour, she was meeting with Taylor, a responsive realtor who matched her energy and urgency.

Key lesson: Your team makes or breaks your success. Find professionals who are responsive, knowledgeable, and aligned with your investment goals.

Analyzing the Numbers Conservatively

Following proven principles for real estate investing for physicians, Dr. Lama:

  • Overestimated expenses
  • Underestimated earnings
  • Still achieved nearly 20% cash-on-cash returns

She utilized a second-home loan at 3.6% interest to maximize favorable terms, then moved the property to an LLC for asset protection.

Identifying Market Opportunities

Rather than relying solely on data tools, Dr. Lama researched her local market on Airbnb and identified a crucial gap: a shortage of high-end, luxury short-term rentals in Iowa City.

She made a bold decision—go all out with leather couches, upscale furnishings, and thoughtful design. This wasn’t just about filling a market need; it was her creative outlet, a shopping spree with purpose.

The Power of Enjoying the Journey

One of the most powerful aspects of Dr. Lama’s story is how she transformed real estate investing from a numbers game into a joyful process of becoming.

“I wasn’t so much focused on the numbers, even though of course I analyze the numbers very carefully, but I think the part of the joy and the process made this property very successful,” she explains.

Her first property became more than an investment—it hosted commercials for lending companies, served as a filming location for ESPN’s series on WNBA star Caitlin Clark’s team, and provided memorable experiences for countless guests.

The transformation wasn’t just financial; it was personal.

From a physician raised in the traditional path—medical school overseas, following each prescribed step—Dr. Lama became someone who “unleashed creativity,” self-managed six properties, and now maintains a list of 15 audiobooks to complete each year.

Scaling to Six Properties: Lessons in Growth

Dr. Lama didn’t stop at one successful property. She went on to acquire five more short-term rentals, learning valuable lessons along the way:

Overcoming Challenges

Real estate isn’t without obstacles. Dr. Lama dealt with a difficult neighbor attempting to shut down her operations and navigated complex renovations on a historic property. But each challenge built resilience and expertise.

Continuing Despite Rising Rates

Her last two properties were purchased at 6.7%, 6.75%, and 7.2% interest rates—significantly higher than her initial acquisitions. Yet she still maintains three-digit monthly cash flow on each property.

This proves a critical point: Good deals exist in any market when you know how to analyze them properly.

Strategic Tax Planning

By utilizing bonus depreciation and cost segregation analysis, Dr. Lama turned her properties into powerful tax-sheltering tools. On one historic home renovation where she invested significantly in improvements, she completed comprehensive cost segregation studies to maximize depreciation benefits.

The Ripple Effects: Beyond Financial Returns

What started as a way to reduce taxes and build wealth evolved into something more profound:

  • Partnership with her husband: Her gastroenterologist husband, initially cautious, now trusts her with investment decisions after seeing the results
  • Personal growth: From someone “too afraid to learn” to a continuous learner investing in personal development
  • Future planning: Currently planning to 1031 exchange into multifamily properties, expanding her investment strategy

Dr. Lama’s story embodies what’s possible when physicians step outside their comfort zone and embrace financial freedom for doctors through strategic real estate investing.

Your Action Plan: From Inspired to Invested

If Dr. Lama’s journey resonates with you, here’s how to start your own path to financial freedom:

Step 1: Educate Yourself

Invest in quality education about real estate investing for physicians. Don’t let that education sit unused—commit to taking action within a specific timeframe.

Step 2: Build Your Team

Connect with a responsive realtor, experienced mortgage lender, and property manager (if not self-managing). Your team’s quality directly impacts your success.

Step 3: Analyze Your Market

Research your local area or target markets. Look for gaps in the rental market that you can fill strategically.

Step 4: Run Conservative Numbers

Use proven calculators and analysis tools. If a deal works with conservative estimates, it’s likely a solid investment.

Step 5: Take Action Despite Fear

As Dr. Lama discovered, limiting beliefs exist regardless of market conditions. The antidote is educated action.

Step 6: Enjoy the Process

Real estate isn’t just about numbers—it’s about becoming someone capable of building and managing a successful investment portfolio.

The Bottom Line: Dream Bigger

Dr. Lama’s advice to physicians considering real estate is simple but powerful: “Don’t let yourself cap your own potential. Don’t be your own enemy. Dream big.”

She started with zero financial education and learned by doing. She made mistakes along the way but didn’t let them derail her progress. Most importantly, she proved that achieving financial freedom for doctors through real estate isn’t reserved for those with special advantages—it’s available to anyone willing to overcome their limiting beliefs and take consistent action.

The worst that can happen? You learn valuable lessons while earning high income that provides a safety net. The best that can happen? You transform your financial future and become someone far more capable than you imagined.

Hi, we’re Kenji and Leti

we provide coaching and mentorship for doctors and high-income earners

Several years ago, we were newlyweds working as full-time hospitalists. On paper, it looked like we had everything: the prestigious careers, the happy marriage, the luxurious rental home, the cars, etc.

But in reality? Despite having worked for several years, we had very little savings. Despite our high income, we had very little freedom in terms of time or money.

One thing was clear: we had to do something.
