Several years ago, we were newlyweds working as full-time hospitalists. On paper, it looked like we had everything: the well-paying careers, the happy marriage, the luxurious rental home, the cars, etc.

But in reality? Despite having worked for years, we had very little incomes. Despite our high incomes, we had very little freedom in terms of time or money. Despite working 80+ hours week on week off, we weren’t getting ahead financially–and we barely saw each other.

We thought “is this it?” We had worked our whole lives to get where we were, to become doctors, but we weren’t living the life we truly wanted.

We decided to take back our freedom. To live life on our terms. But with a twist: we weren’t going to sacrifice our income to do it.



So we looked to those other tried-and-true financial strategies for achieving FIRE (Financial Independence, Retire Early). You know,

  • Saving money aggressively
  • Working even more shifts
  • Pouring money into stock market accounts

Those strategies would get us to financial freedom... in 20+ years.

And we just didn’t want to wait that long.

That’s when we discovered the path that would get us to financial freedom in less than five years:

investing in cashflowing rentals.

We started by buying small multi-family properties with “hidden value” at the right price and then made them cashflow significant amounts each month while sheltering our income from taxes. Each year we took all the income from our rentals, any savings we had, and the tax refund check we received from the IRS and re-invested it into buying more properties.

The Path That Led us to Where we are Today

In 2015...

We started investing in small income-producing rentals together after reading Robert Kiyosaki’s Rich Dad Poor Dad

In 2015...

Kenji went ½ time and then eventually became a moonlighter, so he could achieve real estate professional status, saving us multiple 6-figures in taxes each year

In late 2017…

We were on track to earn over six-figures a year of rental cashflow (and were still paying zero in taxes due to our rentals)... and we realized we were financially free!

In 2018…

We started blogging at Semi-Retired MD to teach other physicians and high-income earners how they could build cashflowing real estate portfolios

In 2019…

We launch Zero to Freedom, to provide our proven framework, mentorship and resources to our community, so they could follow in our footsteps - and get there faster, with less mistakes and with the support of a community

In 2020…

Semi-Retired MD hires its first six-team members and grows to have over 1,000 students a year

In 2021…

We cross the crest to over 150+ personally-owned units (apartments) and over 400 syndicated doors

In 2021…

We launch our second course, Accelerating Wealth, to help our community members learn to run short-term rentals profitably, and Empire Builders, our membership site, crests 1,000 members

In 2022…

We move to Puerto Rico, but continue to travel ½ time

In 2023…

Empire Builders Pro, our advanced student accelerator program, launches as does our mid-term rental mini-course


We live in Puerto Rico in an entrepreneurial community with our three small children, and get to meet up with our SRMD community members across the country at conferences we attend and events we host

Leti is a board-certified family medicine physician.

She did her undergraduate degree at Hamilton College and completed a graduate degree in anthropology at George Washington University. After finishing medical school at University of Vermont, Leti went to residency at Swedish Family Medicine Residency, followed by a hospitalist fellowship.

She worked as a hospitalist from 2011 to late 2020, employed at Good Samaritan Hospital, Queen’s Medical Center, and Swedish Medical Center. She also started a healthcare documentation company with Kenji and served as Chief Medical Officer from 2015-2016. 

She currently splits time between running Semi-Retired MD, real estate investing, traveling and raising their children. 

In her free time, Leti cooks and bakes, meditates, fishes and hikes. 

In addition to the work she does helping doctors and high-income earners, Leti’s passion lies in empowering women leaders. She loves supporting women CEOs, as they run their real estate businesses and build other businesses of their own. 

Kenji is a board-certified internal medicine physician.

He completed his undergraduate degree at the University of Pennsylvania and medical school at Johns Hopkins. After medical school, his career path veered off the traditional path as he (in order): started a nutraceutical company, completed an internship at the University of Washington (UW) in Seattle, worked as a management consultant for McKinsey & Company, returned to UW to repeat his internship (yes, two internships) and completed a full residency.

After residency, Kenji went to work as a hospitalist at Swedish Medical Center in Seattle where he worked for 12 years. 

During his time at Swedish, Kenji started two companies and successfully exited both of them. 

Kenji currently runs Leti and Kenji’s mutual real estate holdings of long-term, short-term and commercial properties spanning multiple states. He is a syndication partner on over 900 units. In addition, he continues to meet criteria for real estate professional status each year. 

Kenji currently works on various passion projects in his free time including hiking, competing in Spartan races, becoming a home sushi chef, and raising three small children and one college-aged daughter.
